- Secured water supply of 5000 gallon cistern on each lot
- Perilla framing around all doors and windows
- Screens on all windows
- Ceiling fan with 1 light in all bedrooms, living room, dining room, kitchen and terrace. (number determined by villa plan)
- Large lots (average 1/4 acre or 1,000 sq metres)

- Water filter installed in cistern after the pump intake.

- The dimmer switch to control the terrace step lights will be located outside the kitchen sliding terrace door
- All terrace doors wider than 3.80 meters must have a wood valence for drapery hardware
